How's The Market?


How's the market? I hear it all the time. I'm glad people ask me, it means they trust my opinion. That picture over there is me smiling every time someone asks me about Real Estate ---- so keep on asking. The answer to that question, at least in the area where I live and help people buy and sell homes, is almost always "Great".

However, I don't stop there, because I want to know what people mean by "... how is the market...".

If you bought a home two months ago, did nothing to it and want to sell it now ---- you'll probably think the market is "bad". Is it? The situation isn't the best, that's for sure. I can think of a few solutions to that predicament, but that's a discussion for another day.

So how do you know if the housing market in your town or neighborhood is good or bad? Talk to an expert. Call a Realtor you trust and ask them about trends they are seeing.

I often see stats published in newspapers claiming the market, or a niche in the market, is " ... 5% down ..." or "... up by 2.5% ....". While having statistical information is good to have, you need a professional to explain what it really means.

How is the market in the 717 area code? It's GREAT. Ha!

I have a vested interest in the community where I work and live . When hearing about plans for a park or trail, I listen. Not only do I use them, I have seen the positive impact public outdoor space can have  in local communities. Honest. Work experience influences how I think parks and walking trails affect a community. A deeper dive into the historical data complements my opinion.  Being in the real estate business, I'm often (almost always) thinking about home values . There are many items that affect market value. Negatives may include: Deferred or neglected maintenance Shoddy workmanship Outdated kitchens and bathrooms Crime rate Proven positives: Smart home improvements Updated kitchens and bathrooms Professional landscaping Parks and trails Speaking of crime , the National Association of Realtors reports: " ....recent studies have confirmed living near trails and greenways will likely raise your property value an average of 3-5% and sometimes even as high as 15%. When Is The Market Going To Change?

  I get asked the "when is the market going to change" question about twice a day. In fact, I think I've been asked that almost every day since I got into this business about 20 years ago. While I help people all over the globe, I'm hands-on in the area within about 90 minutes of Harrisburg. The thing with this location is that people * like living here *. Looking over my past client list - I am seeing some trends that (in my opinion) prove just how well-liked the 717 area code is. A number of my clients grew up in Pennsylvania. Then - they moved away, only to return. Their reasons are many but popular answers are the cost of living, community, and employment. This is a big reason we have a low inventory of homes. People want to live here.  Do I think there is going to be a shift? Yep! But nothing so drastic as seeing whole neighborhoods for sale like we saw in other parts of the country a few years ago.
